  In large mixing bowl beat butter and sugar until sugar looks dissolved.

  Add in all other liquid ingredients and eggs. Beat on low for 2 minutes.

  Add dry ingredients and mix on low until incorporated. Then blend in chocolate chips

  Preheat oven to 350 degrees.

  Spray muffin tin with flour/ oil spray or use paper muffin liners.

  Distribute batter evenly into 12 muffin cups. This batter makes exactly 12.

  Bake for 20 minutes or until toothpick inserted into center of muffin comes out clean.

  You can top each muffin before baking with coarse sugar to add that extra umpf
